Pay $3.75 million for a trailer? Why, yes — if you're in the Hamptons.
A mystery buyer is splashing out millions of dollars to live in a roughly 800-square-foot trailer in Montauk Shores, the famed 20-acre oceanfront trailer park where properties trade for more than $1 million, the New York Post first reported. Montauk Shores counts hedge-fund manager Dan Loeb and Vitamin Water cofounder Darius Bikoff as residents.
The trailer is still in contract but the sale is set to close in March. If the $3.75 million deal goes through, it would beat the park's sales record by nearly $2 million — surpassing the record set by a $1.85 million sale in 2022.
It took those extra millions to convince the property's owner to sell. Will Gold, a Douglas Elliman real-estate agent who is representing the buyer, told Insider the seller had no intention of parting with the property.
"My client came to me asking if I knew of any properties on the ocean that were for sale, and at the time there wasn't anything available," Gold said. "After digging around, this one struck their eyes."
According to Gold, it took about seven months of negotiating for the previous owner to finally agree to the sale — a decision that would not be possible if they had not started work on another project in the Montauk area.
The two-bedroom, two-bathroom trailer was constructed by New York City-based custom builder John Hummel & Associates and has ocean views from its living room and private deck. It also has a gas fireplace, grill, and outdoor shower.
"It's beautiful, and it's very high end," Gold said, adding that if Douglas Elliman were to formally list the trailer in the future, they would price it around $2.5 million. It's a price that not only considers the worth of the trailer, but also the quality of life offered by Montauk Shores, according to Gold.
Montauk Shores is a quick walk to the beach, allowing residents to bypass the headache of parking a car during the bustling summer season, and also offers residents a swimming pool, a clubhouse, a playground, and a basketball court.
Gold said the park's family-oriented nature and down-to-earth appeal is what sets it apart from surrounding neighborhoods, many of which tote properties with even heftier price tags.
"It truly is the ultimate lifestyle for beach lovers, families, or individuals," Gold said in a statement. "If you were to visit it would bring you back in time to where kids ride around on bikes or skateboards all day and night hopping around to each other's properties or spending the day surfing on the beach."
Peter Moore, a real-estate agent with the Corcoran Group who has been selling properties in the park for about 15 years, previously told Insider that interest in Montauk Shores has thrived during the pandemic, especially as more people look to escape the hustle and bustle of city life.
"Life at Montauk Shores really hasn't changed significantly," Moore said. "If anything, I would say it is more active than usual. It appears that many owners have actually used the park as their 'safe haven'."
There is currently one other oceanfront property for sale in the park, a two-bedroom, one-bathroom home listed for $2 million.
