Mortgage rates inched up last week, according to Freddie Mac. Average 30-year mortgage rates increased just three basis points to 6.81%. 

Rates have remained stubbornly high this year in response to still-elevated inflation and a surprisingly resilient labor market. The Federal Reserve has been aggressively hiking the federal funds rate to combat high inflation, which has also helped push mortgage rates up.
